			<content:encoded><![CDATA[<p>Many times, home owners will find themselves in the terrible position of facing foreclosure. Foreclosure is a terrible process to go through and it can have a severe impact on your credit score. While foreclosure is bad for the home owner, it is not much better on the bank holding the mortgage. The bank ends up stuck with the property and often loses money in order to sell the home.</p>
<p><span id="more-469"></span>Knowing how long the foreclosure process can take and that they will end up having to sell the home anyway, many banks now allow homeowners to sell the home for less than the amount owed on the mortgage. This process is known as a short sale where the bank and home owner both agree to sell the home for less than its current payoff in an effort to protect both of their assets.</p>
<p>Short selling a home in San Diego is a little different than in other parts of the nation. For one, there is an increasing demand for homes in San Diego due to the low amount of inventory and many people are looking to get a great deal. Many home buyers prefer to buy a foreclosed home, but end up in a multiple offer situation, which can be very disheartening. A short sale can be a great alternative as many shun away from the process of dealing with short sales. If you find a property you like and it is a short sale, chances are you can get a great deal and not have to deal with the crowds that surround foreclosures.</p>
<h3>Past</h3>
<p>In the past, when the housing market was prospering, banks knew they would be able to sell the home after a foreclosure, or even during the foreclosure process, with a minimal loss. In most cases, the balance amount the bank had invested in the property (the remaining balance on the loan) was less than the actual value of the home because so many people were looking for new homes.</p>
<h3>Present</h3>
<p>Currently, the demand for pricier homes is on the decline. With the instability in the US economy, many are reluctant to make large purchases. People are looking for deals and banks understand this. For this reason, many banks will allow home owners to offer their homes through a short sale in order to avoid the costly expense of a foreclosure. Home owners benefit because the mortgage will be paid off and the banks benefit because they aren’t incurring all of the legal expenses and time involved with the process of foreclosure.</p>
<h3>Future</h3>
<p>The future of short sales is rather uncertain. No one knows exactly where the housing market is headed. While many experts feel it is improving only time will tell how soon our economy will flourish again. Because banks have realized they lose less money through a short sale than they would through a foreclosure, it seems probable that banks will continue offering home owners this option and the government will continue to incentivize banks, buyers and sellers.</p>
<h2>Short Selling a Home in San Diego</h2>
<p>Because San Diego is an area which sees an influx of new residents on a regular basis, it is the perfect market for those looking to sell a home that is priced competitively. With the current economic climate many people are looking for the best deal possible, so a short sale can be a great option. Home owners who are facing the threat of foreclosure should look into short selling their homes as generally it is the least damaging outcome to their economic future.</p>
<p>If you are trying to short sell your home in San Diego, you need to advertise it well. The more people you have coming to look at your property, the more likely you are to sell it quickly. You may even want to enlist the aid of a real estate agent if you need to move your property quickly. Before listing your home you may want to speak with your bank to find out the lowest amount the bank is willing to accept for your home.</p>
<p>For any offer you get, weigh your options carefully. If the offer is well below the minimum amount allowed by your bank, odds are it will end up taking months to hear back from the bank for approval or declination. If the offer is close to the mark set by the bank, counteroffer to get the amount where it needs to be. Banks are quite firm in the amount they are willing to accept and there is no sense in tying up your property with an offer the bank is unlikely to approve.</p>
<p>While you would expect your bank to be helpful in the process of a short sale, in most cases they are not. You may need to find a specific person you can contact about any offers you receive. Always try to work closely with the bank as you are both benefiting from a short sale; and you may find it necessary to remind the bank of this fact.</p>

But the number of listings being added every day is truly making this a buyer’s market. If you are planning to purchase a new home, please take a few minutes to review some tips we have assembled to help make your home search easier.<br />
<span id="more-456"></span></p>
<h2>Budget</h2>
<p>It is important to know how much you can afford to pay each month before starting on your search for a new home.  Many homes in San Diego County can cost in the hundreds of thousands of dollars and you need to have a keen sense of how much you can afford to pay. You don’t want to put yourself in a position of having no extra money at the end of each month.</p>
<p>When setting your budget, you need to consider not only the monthly house payments but also all of the costs associated with owning a home. If you have been renting or even living with your parents, you probably have no idea how much home repairs can cost. It is a good idea to budget $200-250 a month to an emergency repair fund so when something does come up, you will have the funds to fix it. Even a minor repair such as replacing a window can run you upwards of $300 so it is important to be prepared.</p>
<p>Other things you need to consider when creating your budget are the property taxes and property insurance. Many lending companies allow these expenses to be escrowed and added to your monthly house payment. Before making an offer on any home, you need to find out the yearly property taxes as well as get an estimate for proper insurance coverage.</p>
<p>No more than 30% of your monthly income should go toward your house payment; that means if your monthly income is $4,000, you don’t want to commit to more than a $1,200 house payment, including the taxes and insurance if possible. 30% may not sound like a lot but when you add in all of your other expenses for the month you will be surprised at how little you may have left.</p>
<h2>Preapproval</h2>
<p>It is always a good idea to obtain financing prior to beginning your home search. A qualified preapproval expert will help you determine your budget as well as which price range you should be looking for your new home in. When trying to obtain a preapproval, make sure you have an adequate amount for a down payment. While it is possible to obtain preapproval without any money down, you are more likely to get a better interest rate with a down payment.</p>
<p>When trying to obtain preapproval, don’t apply to too many lenders. Numerous credit lookups can have a negative effect on your credit and may result in a higher interest rate for your loan. Always speak with your personal bank first. You have already built a relationship with them and they will be more inclined to give you a better interest rate.</p>
<h2>Find a Realtor</h2>
<p>Once you have developed your budget and obtained preapproval, it is time to start seeing what properties are available in your price range. Find a realtor you trust to do all of the leg work for you. There are hundreds of reputable realtors available in San Diego County to help you in your quest for a house to call home.</p>
<p>Take a list of your requirements for your new home when you meet with your realtor for the first time. This list should include your desired location, number of bedrooms, baths, lot size, property type, etc. The more details you can provide your realtor, the more likely you are to be looking at homes which meet your needs.</p>
<h2>Search Listings</h2>
<p>Even though you have retained a <a title="San Diego Short Sale Experts" href="http://theapprovalexperts.com/about/">realtor</a>, you should still check property listings. It doesn’t matter if the home is listed with a different <a title="Approval Experts" href="http://theapprovalexperts.com/about/">realtor</a>; let your realtor know of the home you have found and he will make arrangements for you to view it. You can also look for open houses in the area you want to move to. Many times, individuals will sell their homes without the assistance of a realtor and this could save you some money.</p>
<p>When searching listings, it is okay to look at houses a little above your budget. Often times, you can get the seller to agree to a lower price which falls in your budget.</p>
<h2>Short Sales</h2>
<p>With the rising number of homes going into foreclosure, many banks are agreeing to short sales, or a sale in which the bank doesn’t get the full amount owed on the property but is willing to take the loss to avoid the costly foreclosure process. Many short sales will be listed by the bank or owner but some may still be listed with a realtor.</p>
<p>A short sale is a great way to get a good deal on a property but you need to be careful. Be sure to have the home inspected for any hidden damages which could cost you a fortune in the long run. You can always ask for a home warranty but with most short sales, you are unlikely to get one.</p>
<p>If you decide to make an offer on a short sale, make it a fair offer. While the bank is agreeing to take a loss on the property, they are not looking to give it away. You will get a faster response from the bank when you offer close to the asking price. Offers which come in way below the asking price may get pushed to the back burner for months.</p>

Many battles of the Mexican-American War took place right here and local museums are great places to visit to learn more about this tumultous time.</p>
<p>Development started out slowly, although the town was quickly mentioned by famous authors who has passed through such as Helen Hunt Jackson. The Vail Ranch was founded in the early 1900&#8242;s and much of this property would later become the actual city.</p>
<p>From 1990 to now, expansion has been rapid and development has spread quite quickly, but wisely. This is still a small community that hasn&#8217;t lost touch with nature.</p>

<p>Lake Hodges Dam was completed in 1918 and at this time the development around Solana Beach began to increase. The beach along the coast was improved through a series of engineering feats, creating a causeway and when it opened, it was the event of the season.</p>
<p>Recent history has cast a spotlight on the little community. In 2003 they became the first city in the United States to ban smoking on all public beaches. This move was soon followed by several other cities in the region.<br />
Within Solana Beach there is a sub community known as Eden Gardens. This area was settled by Mexican farmers in the 1920&#8242;s and still exists today. At the time, the workers were employed in nearby Rancho Sante Fe and wanted a peaceful community in which to raise their children.</p>
<p>The biggest expansion of Solana Beach occurred following World War II as more families moved out west to find their fortunes and a little piece of heaven.</p>

It is a tranquil oasis offering the best of everything.</p>
<p>Numerous events are held throughout the year and thanks to the temperate climate, outdoor activities can be enjoyed during any season. Harbor seals can be spotted in Fletcher Cove, the developed beach and there are many opportunities to see wildlife throughout the area.

<p>With a low crime rate and its close proximity to San Diego, Solana Beach has become a very popular place to live. It&#8217;s family friendly and has much to offer. Unlike many bedroom communities, there are plenty of attractions and things to do. It&#8217;s central location puts residents within easy driving distance of some of the best beaches, golf courses and shopping in the state.</p>
<p>There are several private and public schools located right in Solana Beach, and universities are located within 30 miles. While the city received some unwelcome attention in 2008 due to a deadly shark attack, the beaches are generally quite safe and there is no cause for concern.</p>

<h2>History</h2>

The city is named for Saint Didacus and was first settled in the early 1600&#8242;s. As far back as the 1500&#8242;s Spanish explorers were scouting the area and setting up settlements near by.</p>
<p>Gaspar de Portola founded Fort Presidio overlooking the bay in 1769 and expansion of the area started in earnest. The Mission there was founded by Father Junipero Serra and quickly grew to one of the largest missions in the country, housing more than 1400 neophytes.</p>
<p>Even part of the Mexican-American war was fought within what is now the city limits at the San Pasqual Valley. This area is incredibly rich in history and there are many attractions that are still standing, even after hundreds of years.</p>
